<p>Funding of $742,000 for 14 new affordable housing rental units for seniors living on a low income was announcement today in Tavistock.</p>
<p>Dave MacKenzie, Member of Parliament for Oxford, on behalf of the Honourable Diane Finley, Minister of Human Resources and Skills Development and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC), and Khalil Ramal, Member of Provincial Parliament for London – Fanshawe on behalf of the Honourable Jim Watson, Ontario’s Minister of Municipal Affairs and Housing; along with Paul Holbrough, Warden of Oxford County and Don McKay, Mayor of East Zorra – Tavistock, made the announcement.</p>
<p>“The Government of Canada is helping Canadians during these tough economic times and giving hope to seniors who need quality, affordable housing that meets their needs,” said MP MacKenzie. “This investment is possible through Canada’s Economic Action Plan, the federal government’s plan to stimulate the economy and create jobs during the global recession. For Ontario, this includes a $1.2 billion joint investment.”</p>
<p>“New housing initiatives add significant support to the McGuinty government’s Poverty Reduction Strategy,” said MPP Ramal. “We will continue to work with our federal and municipal partners to ensure new affordable housing units are built during the life of this program.”</p>
<p>“Oxford County is very proud of the new affordable housing project in Tavistock,” said Warden Holbrough. “This project is an example of private enterprise partnering with public money to fulfill the needs of Tavistock. The identified need to provide affordable housing for seniors will allow seniors to live in an environment close to services they need.”</p>
<p>“The conversion of this Historic building, to Affordable Housing for seniors, is a most welcomed addition to the Tavistock Community,” said Mayor McKay.</p>
<p>The Government of Canada wants to ensure that Canadians on fixed incomes can live with independence and dignity and remain in their communities, close to family and friends. Canada’s Economic Action Plan provides $400 million, over two years, to build new rental housing for low-income seniors. Overall, the Economic Action Plan includes $2 billion for new and existing social housing, plus up to $2 billion in loans to municipalities for housing-related infrastructure.</p>
<p>Canada’s Economic Action Plan builds on the Government of Canada’s commitment in 2008 of more than $1.9 billion, over the next five years, to improve and build new affordable housing and help the homeless.</p>
<p>Today’s announcement celebrates the funding for 14 new affordable rental units for seniors at 40 Woodstock Street.</p>

<p>“The County of Simcoe is committed to providing a wide range of affordable housing options for residents in our 16 member municipalities and the cities of Barrie and Orillia,” stated County Warden Cal Patterson. “These new affordable housing units will support seniors in Orillia, allowing many to remain in their home community as they age. This project is another outstanding example of the great things that happen when we work in partnership with other levels of government and with our community.”</p>
<p>“We are extremely pleased to be awarded another 77 affordable housing units through the federal and provincial governments’ funding opportunities,” added Mayor Stevens. “As of today, non-profit organizations and private developers in the City of Orillia have completed 92 affordable and accessible housing units. With this new 77-unit project at 85 Barrie Road, we will have added a total of 169 units for low income families, seniors and the disabled since 2006.”</p>

			<content:encoded><![CDATA[<p>In 2010, new home building activity is expected to pick up in step with the recovering economy. New home starts are forecast to rise 13 per cent next year to 1,975 starts. However, the housing landscape will change with a smaller proportion of single-detached starts forecast in the coming years.<br />
In their place will be more high-rise developments, and other smaller, lorise units such as condo and freehold townhouses. The trend toward smaller homes is already evident,and is consistent with demographicdata which suggests family sizes andhouseholds are expected to continueto shrink. Currently, less than half of the new homes started are single-detached homes, and this is a trend that will become more significant in the foreseeable future Also, land availability for single-detached home building is diminishing in some areas and thus,construction which uses land moreintensely is anticipated. For example,infill building is expected to increase in some of the older neighbourhoods such as the Mountain, where some school zones are already being re-designated for residential building. Many of the children from this area have grown up and moved out of the area,and the low fertility rate has meant that fewer schools will be needed. On the other hand, in areas where new subdivisions are still being created, such as Ancaster and Glanbrook, schools and other infrastructure are still necessary to service the neighbourhoods. The diminishing level of units under construction suggests that builders have been working to complete current projects this year to reduce inventory. Therefore, starts levels in 2010 will reflect market demand for new homes since they will not be greatly impacted by the need to sell completed units.</p>

A major renovation and retrofit has been completed on one of the most important community buildings in Yellowknife. More than $495,000 was provided by the Governments of Canada and the Northwest Territories to complete an extensive energy retrofit on the Northern United Place (NUP).</p>
<p>The funding was made available through Canada’s Economic Action Plan, the federal government’s plan to stimulate the economy and create jobs during the global recession. Overall, the Economic Action Plan includes $2 billion for new and existing social housing, plus up to $2 billion in loans to municipalities for housing-related infrastructure. The federal and territorial governments are contributing equally to this overall investment of $110 million under the amended Canada – Northwest Territories Affordable Housing Program Agreement. </p>
<p>The Government of Canada wants to improve the quality of existing social housing for low-income seniors, single parent families, recent immigrants and Aboriginal households. Canada’s Economic Action Plan provides $850 million under the Affordable Housing Initiative to provinces and territories for the renovation and retrofit of existing social housing.</p>
<p>The renovation and energy retrofits undertaken on Northern United Place are expected to extend the life of a building that is essential to Northwest Territories residents. The project included the installation of a new boiler system, new siding, and window replacements.</p>
<p>The Honourable Diane Finley, Minister of Human Resources and Skills Development Canada and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC); and the Honourable Robert McLeod, Minister Responsible for the Northwest Territories Housing Corporation, made the announcement today.</p>
<p>“This renovation and retrofit project will improve the quality of life for residents by keeping their homes safe and affordable,” said Minister Finley. “It is also a good way to get the local economy moving because it puts construction workers and trades people to work quickly.”</p>
<p>“Northern United Place is one of the most important buildings in Yellowknife. It is more than a housing facility. It is where northerners attend Aurora College to become nurses, teachers, business people and community leaders. It also serves as a gathering place for public events, community presentations, and church services. I am pleased that our investment in the building will extend the useful life of this important community facility”, said the Honourable Robert C. McLeod, Minister Responsible for the Northwest Territories Housing Corporation.</p>
<p>“Through the Affordable Housing Initiative and the matching contributions of the GNWT, the Northwest Territories Housing Corporation looks forward to continuing its partnership with the Government of Canada to improve the quality of housing throughout the Northwest Territories.”</p>

There is more affordable housing for seniors in Saskatoon, thanks to a $2.8 million federal, provincial and municipal funding partnership. Bethany Manor, a 56-unit affordable rental housing complex for low to moderate-income seniors, was officially opened today.</p>
<p>“The Government of Canada is helping make affordable housing available in Saskatchewan and across Canada for those who need it most,” said Maurice Vellacott, Member of Parliament for Saskatoon – Wanuskewin, on behalf of the Honourable Diane Finley, Minister of Human Resources and Skills Development Canada and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC). “Through this investment we are stimulating the local economy and creating jobs. We are also making an important difference in the lives of individuals and families in Saskatoon who are working towards building a stronger and better future for themselves.”</p>
<p>“As our population ages, there is a growing need for quality, affordable housing that will allow seniors to continue to live in their communities with dignity and independence,” said MLA Joceline Schriemer, MLA for Saskatoon – Sutherland, on behalf of the Honourable Donna Harpauer, Minister of Social Services and Minister Responsible for Saskatchewan Housing Corporation. “Projects such as Bethany Manor help meet that need, as well as contribute to healthy communities and healthy neighbourhoods.”</p>
<p>“Bethany Manor means so much to the seniors in Saskatoon,” said Mayor Donald Atchison. “It provides affordable housing to a very important target population as identified in the Saskatoon Community Plan on Homelessness and Housing. We are all partners in keeping our seniors safe, secure, and active in our community.”</p>
<p>Located at 210 Pinehouse Drive in the Lawson Heights area of Saskatoon, Bethany Manor consists of 56 one- and two-bedroom life-lease and affordable rental housing units for low and moderate-income seniors in a supportive setting. The project was undertaken by Saskatoon Mennonite Care Services Inc., a community-based non-profit corporation established in Saskatoon in 1981.</p>
<p>The building&#8217;s innovative geothermal heating and cooling system, worth approximately $1.1 million is expected to save approximately $100,000 a year in utility and operational costs. The environmental impact in terms of greenhouse gas will mean a reduction of almost 3 million kilograms of carbon dioxide annually.</p>
<p>The total cost of the project is approximately $7.7 million. Of that amount, $2.8 million in funding was provided to assist in the construction by the federal, provincial and municipal governments: $1.4 million from Canada Mortgage and Housing Corporation; $1.1 million from Saskatchewan Housing Corporation, and $280,000 from the City of Saskatoon. The funding balance consists of land, equity, in-kind contributions, equity from occupants and mortgage financing.</p>
<p>In 2008, the Government of Canada committed more than $1.9 billion over five years to improve and build new affordable housing and to help the homeless. Canada’s Economic Action Plan builds on this with an additional one-time investment of more than $2 billion over two years in new and existing social housing, plus up to $2 billion in loans to municipalities for housing-related infrastructure.</p>

<p>he governments of Canada and Quebec are partnering to provide a joint investment to build new affordable housing and renovate existing social housing throughout Quebec. In addition to providing economic stimulus, this investment will help create jobs and improve the quality of life for people across all regions of the province.</p>
<p>Both levels of government officially signed an extension to the Agreement for residential renovation and adaptation programs and the amending agreement for the Affordable Housing Initiative, which includes Canada’s Economic Action Plan, resulting in a joint investment of more than $820 million over the next two years.</p>
<p>The Honourable Josée Verner, Minister of Intergovernmental Affaires, President of the Queen&#8217;s Privy Council and Minister for la Francophonie, on behalf of the Honourable Diane Finley, Minister of Human Resources and Skills Development Canada and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC), and Laurent Lessard, Minister of Municipal Affairs, Regions and Land Occupancy, made the announcement at a signing ceremony today.</p>
<p>“The Government of Canada continues to work hard to support Canadians during these challenging economic times and has moved quickly to ensure Canada’s Economic Action Plan is implemented rapidly,” said Minister Verner. “We are stimulating our economy, while helping people in need, including seniors, persons with disabilities and low-income individuals, access suitable, affordable housing. We are also making needed renovations to existing social housing both in Quebec and across Canada.”</p>
<p>“We are partnering to build new affordable housing and renovate existing social existing to help Quebec households access adequate housing conditions. We are very proud that we can make a real contribution to the wellness of the population by providing access to a quality housing environment. In addition, these major investments will promote job creation — a plus for our economy and a source of wealth for Quebecers,” said Minister Lessard.</p>
<p>The investments announced today include $384 million from the Government of Canada, while the Government of Quebec is contributing a further $439 million.</p>
<p>Of the more than $820 million, the Government of Canada will allocate $269 million over two years under Canada’s Economic Action Plan as part of a one-time investment of more than $2 billion to build new and renovate existing social housing. Quebec will also contribute the same amount for these initiatives, over the next two years.</p>
<p>These investments build upon the $1.9 billion five-year commitment for housing and homelessness programs announced by the Government of Canada in September 2008, which extended the Affordable Housing Initiative and the renovation programs for low-income households for two more years. The extension of these programs means that a further sum of $285 million ($115 million from the Government of Canada and $170 million from the Government of Quebec) will be invested to build new affordable housing and assist low-income households with needed renovations to their homes.</p>
<p>CMHC has been Canada’s national housing agency for more than 60 years. CMHC is committed to helping Canadians access a wide choice of quality, affordable homes and making vibrant and sustainable communities and cities a reality across the country.</p>

<p>Friendship Lodge, an $8.1-million, 30-unit apartment building, officially opened today to provide housing and support services for adults who are homeless or at risk of homelessness with mental health and addiction issues in Prince George.</p>
<p>“The Government of Canada is helping make affordable housing available in British Columbia and across Canada for those who need it the most,” said the Honourable Jay Hill, Leader of the Government in the House of Commons and MP for Prince George – Peace River, on behalf of the Honourable Diane Finley, Minister of Human Resources and Skills Development Canada and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC). “These new units in Prince George improve the housing conditions for those at risk of homelessness with access to suitable, affordable housing that meets their specific needs.”</p>
<p>The Government of Canada provided a Canada – BC grant of $2 million, through Canada Mortgage and Housing Corporation. The Province provided $5.9 million in mortgage financing through the Provincial Homelessness Initiative, which integrates support services with housing to help people move beyond temporary shelter to more secure housing, greater self-reliance and appropriate employment. In addition, the Province is providing operational funding of $529,292 for administration including full-time onsite staffing and support services.</p>
<p>“Our government is working towards creating housing opportunities for our most vulnerable citizens so they can live in safe environments providing support services to ensure they get the help and guidance they need,” said Shirley Bond, Minister of Transportation and MLA for Prince George – Valemount. “Friendship Lodge has already made a positive impact on the Prince George community and I look forward to seeing and hearing more about the positive stories that will come from its residents.”</p>
<p>“Homelessness and affordable housing are important issues facing our community and surrounding regions,” said Mayor Dan Rogers, City of Prince George. “The opening of Friendship Lodge and Nutesne Yoh is a good step towards meeting the needs of our most vulnerable.”</p>
<p>Friendship Lodge will be managed and operated by Prince George Native Friendship Centre Society (PGNFCS). The society also manages and operates Nutesne Yoh (the former Astoria Hotel), a 17-unit supportive housing development for women who are homeless or at risk of homelessness with mental health and addiction issues. The Province provided approximately $1-million for the purchase and renovations of Nutesne Yoh and is providing $288,553 annually in operational funding.</p>
<p>“Our partnerships with the federal and provincial governments have allowed the Prince George Friendship Centre Society to officially open a total of 47 units of supportive housing to help struggling men and women find the housing and supports they so desperately need,” said Barbara Ward-Burkitt, M.Ed., executive director, PGNFCS. “I am confident that our newly expanded housing programs and support services will provide path ways for the residents to move toward long-term independence and greater self-reliance.”</p>
<p>In 2008, the Government of Canada committed more than $1.9 billion over five years to improve and build new affordable housing and to help the homeless. Canada&#8217;s Economic Action Plan builds on this with an additional one-time investment of more than $2 billion over two years in new and existing social housing and lending of up to another $2 billion to municipalities for housing-related infrastructure.</p>
<p>Increasing affordable housing, reducing homelessness and helping B.C.’s most vulnerable citizens is a key agenda for the Province of British Columbia. In 2009/10, the Province’s budget for affordable housing and shelters is $469 million, more than four times as much as in 2001.</p>

The Government of Canada and the Province of Ontario today announced that three social housing projects in the City of Toronto will receive support for repairs and renovations over the next two years.</p>
<p>Repairs will include the replacement of windows and balconies, installation of energy efficient lights and carbon monoxide sensors and the replacement of appliances in the following buildings:</p>
<p>* Les Centres d’Accueil Heritage at 33 Hahn Place, $1.1 million.<br />
* Toronto Community Housing Corporation at 30 and 40 Teesdale Place, $2 million.<br />
* Mimico Co-op at 1 Summerhill Road, $403,300.</p>
<p>The $3.5 million investment is part of a notional allocation of more than $220 million for the City of Toronto to repair and retrofit existing local social housing units over the next two years.</p>
<p>The funding was made available as a result of a $1.2 billion joint investment under the amended Canada – Ontario Affordable Housing Program Agreement, which includes funding through Canada’s Economic Action Plan and by the Government of Ontario. The federal and provincial governments are contributing equally to this overall investment.</p>
<p>Lois Brown, Member of Parliament for Newmarket – Aurora, on behalf of the Honourable Diane Finley, Minister of Human Resources and Skills Development Canada and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC) and George Smitherman, Minister of Energy and Infrastructure and Member of Provincial Parliament for Toronto Centre, on behalf of the Honourable Jim Watson, Ontario Minister of Municipal Affairs and Housing, made the announcement today.</p>
<p>“This funding will improve the quality of life for residents by upgrading their homes and keeping them affordable,” said MP Brown. “These investments also benefit our communities by creating jobs and supporting the local economy.”</p>
<p>“These repairs are another step towards improving social housing in Toronto,” said MPP Smitherman. “This new funding will help ensure that people living in social housing have a safe and reliable place to live. Ontarians deserve nothing less.”</p>
<p>“This is very good news for the City of Toronto and is in keeping with our efforts to create a city that is liveable and prosperous for all residents,” said Toronto Mayor David Miller. “Through Council&#8217;s Housing Opportunities Toronto Action Plan, we will continue to work with Provincial and Federal partners in order to continue to upgrade and improve housing in the city.”</p>
<p>Ontario is moving quickly to invest a total of $704 million to repair eligible social housing across the province. In an effort to get shovels in the ground quickly, projects must be committed by the end of the fiscal years 2010 and 2011.</p>

<p><strong>HAMPTON, N.B., August 17, 2009 —</strong> Thirty-two new apartments for low-income seniors were officially opened today by the provincial and federal governments. The new Hampton-based units are funded under Phase III of the Canada – New Brunswick Affordable Housing Agreement.</p>
<p>New Brunswick Social Development Minister Kelly Lamrock, who is also Minister Responsible for Housing, and Fundy Royal Member of Parliament Rob Moore, who is also Parliamentary Secretary to the Minister of Justice, made the announcement at Ossekeag Place of Hampton United Church today.</p>
<p>“We are pleased to work in cooperation with our partners to provide high-quality, affordable homes for low-income seniors in the Hampton area,” said Minister Lamrock. “Affordable housing is part of this government’s efforts to help our seniors be active and healthy members of local communities.”</p>
<p>The $3.5-million project at 25 Robb Ct. was completed in August 2009.</p>
<p>The housing units were developed by Ossekeag Place of Hampton United Church Inc, a non-profit corporation. The project received $480,000 in funding under the Federal Affordable Housing Trust to offset construction costs, as well as close to $700,000 in rent supplements from the Province of New Brunswick for 16 of the 32 units.</p>
<p>In addition, the project received SEED funding through CMHC to assist during the initial planning stages.</p>
<p>“The Government of Canada is committed to making affordable housing available in New Brunswick and across Canada for those who need it most,” said Mr. Moore. “This project will help seniors access safe and suitable housing, and build a stronger future for themselves.”</p>
<p>MP Moore spoke on behalf of Diane Finley, Minister of Human Resources and Skills Development Canada, and Minister Responsible for Canada Mortgage and Housing Corporation (CMHC).</p>
<p>Funding is available to private non-profit organizations, co-operatives, and community or private developers interested in developing projects for low- to moderate-income families, seniors, non-elderly singles, disabled persons and persons with special needs.</p>
<p>Ossekeag Place of Hampton United Church was also built to high energy-efficiency standards, and involved consultation with Efficiency NB. Builders of affordable housing projects for low-income individuals may receive an incentive of $2,000 per apartment unit if the building is heated by low greenhouse gas emission technologies as approved by Efficiency NB.</p>

<p>As stock markets around the world have taken a fall with the economic recession, one market that remains strong is Israeli real estate. The Park Hyatt Hotel was host to Israeli real estate firms including Azorim, Gindi Holdings, Dimri Building &#038; Development, Pollock Real Estate and Ashdar Building Company a few weeks ago when they flew into Toronto to deliver a presentation to potential investors.</p>
<p>It was the first time they’d done so directly, according to Ainnat Lifshitz, director of marketing and sales of Bayit4U, the company that coordinated the event. Alongside the real estate developers were bank representatives and lawyers who “give a panoramic view of Israel and cover all aspects of real estate,” she said.</p>
<p>Residential properties in Israel were under the spotlight as they’ve performed well in recent months. According to Lifshitz, demand for homes in Israel was up 14.6 percent in April 2009, compared to the same period in 2008. </p>
